Our approach

Every agency on kaza.rs is verified across five public registries: APR (Business Registry), NBS (National Bank), Tax Authority, Court Registry and Companywall. We do not score subjectively — we display objective, publicly-available data and let you make your own informed decision.

Five pillars of trust

These are the signals we verify and display on every agency profile.

Brokerage license

A licensed agency must be registered in the Ministry of Trade Broker Registry per Serbian law on real-estate brokerage. Without a license, an agency cannot legally broker transactions. We mark licensed agencies with a green "Licensed ✓" badge.

Credit rating

Credit rating is a compact indicator of company financial health (A+ best, D worst). We show the current rating using APR's standard methodology supplemented by Companywall's assessment. A+ and A mean "safe and stable business partner, low credit risk."

No account freezes

An active account freeze means the agency cannot receive payments or pay bills — a serious signal of business trouble. We check the NBS registry quarterly and display a red badge if any account is frozen.

No tax debt

The Tax Authority publishes a list of debtors. Agencies on this list signal instability — timely tax payments are the baseline of business reliability. We check quarterly.

Years in business

Date of incorporation per APR. Agencies with 3+ years in business have shown the ability to weather market cycles. Experience isn't everything — but it adds context to reviews and financial indicators.

What to look for — buyer's checklist

Before sending your first message, check these items on the agency profile.

  • Licensed — without it, the agency cannot legally broker
  • No account freezes — can receive and pay funds
  • No tax debt — pays taxes on time
  • Credit rating A+ or A — financially stable
  • 3+ years in business — proven in the market
  • Active listings — has a working portfolio
  • Positive Google reviews — satisfied clients

Questions you can ask

A good agency answers specifically and without dodging. A poor one avoids numbers.

  1. How many properties have you sold in my neighborhood in the past 6 months?
  2. What is your average commission and what does it include?
  3. How will my listing be marketed — which platforms, how many photos, 3D tours?
  4. What is your average time from listing to sale?
  5. Can you provide references from past clients I can talk to?
  6. What happens if you don't find a buyer in the agreed timeframe?
  7. Do you carry professional liability insurance?

Red flags — when to pause

If you notice any of these, think twice before signing a contract.

  • Asks for an upfront fee to view a property — in practice viewings are almost always free; insistence on a fee is a warning sign
  • Cannot or will not show their license number — operating illegally
  • Commission below 2% or above 6% — very unusual for the market
  • No office address, phone only — hiding their physical presence
  • Pressures you to sign an exclusive contract without time to consider

Can I contact an agency directly?

Yes. Every agency profile has "Call", "Visit website" and a contact form. Your message goes directly to the agency's inbox, and they reply to your email address.

What does "unclaimed" agency profile mean?

A profile we created from public registries that the agency hasn't claimed yet. All baseline data (license, credit rating, contact) is accurate. The agency can claim the profile and add photos, descriptions, and active listings.

Am I charged anything for searching or contacting agencies?

No. Searching agencies, viewing profiles, contacting and leaving reviews are all free for users. Our service is completely free for you.

What if I have a bad experience with an agency?

You can leave a review on the agency profile. Your experience helps other buyers. All reviews are moderated by our team before publication to prevent abuse.

This agency has an account freeze or tax debt — what does that mean?

This is publicly-available data from NBS or the Tax Authority. We're obligated to display it transparently. We recommend contacting the agency for an explanation before signing any contract.
